A 40B affordable housing project along Great Neck Road North, sponsored by Habitat for Humanity of Cape Cod, received a Local Initiative Program (LIP) approval and a fee waiver from the Mashpee Board of Selectmen on Monday, October 7.

The selectmen voted unanimously to accept both the waiver of local permitting fees and the LIP for the pair of three-bedroom ranch-style homes to be constructed on Mendes Way off Great Neck Road North.

The LIP “encumbers the property into perpetuity in regard to affordability,” said Elizabeth Wade, land acquisition and permitting manager with Habitat for Humanity.

The approximately 1-acre site includes a 5,039-square-foot lot and a 7,978-square-foot lot. Each would have a separate driveway leading to a single-family home with a farmer's porch and small shed.

The LIP restricts the maximum sales price of the homes to $150,000. The two units will be sold to persons with incomes at or below 80 percent of the regional medium household income.
